Answers before you ask
When is delivery?
Near-delivery villas in 6–12 months, other villas in 3 years and apartments in 4 years. Binding dates are written in the contract.
Are the apartments finished?
Yes. Apartments are delivered fully finished by Alchemy, and the finishing cost is included in the unit price.
How does payment work?
Near-delivery villas: 10% down, 10% on delivery, balance over 10 years. Other offers: 5% down and the balance over 10 years.
Can I visit the project?
Yes. We arrange a free visit to the site on the Cairo–Alexandria desert road (km 42) with an advisor who walks you through units and prices.
Are the prices final?
Prices and plans are indicative as of October 2026 and may change. The sales office confirms them before any reservation.
